


London Legacy Development Corporation (LLDC) and leading property developer Ballymore have established a partnership to create outstanding communities at Stratford Waterfront and Bridgewater Triangle knitted into Stratford. These neighbourhoods aim to deliver exemplary design with around 1,400 new homes and a model for sustainable development in London for the future.
Both sites have been granted ‘Outline Planning’ permission which means the general principles have been agreed. The projects have now progressed into a more detailed design stage.
For the Stratford Waterfront site, the ‘Reserved Matters’ application—submitted in March 2024—was approved by the Local Planning Authority in November 2024. This process confirmed the design details for the site. The intention is to submit additional applications for Bridgewater Triangle in autumn 2025.
Over the coming months, community engagement company make:good will be speaking to local residents and stakeholders about the proposals for Bridgewater Triangle to help shape the updated designs.

Stratford Waterfront
Stratford Waterfront residential will deliver around 700 new homes including shared ownership, space for retail and commercial plus, new public realm next to the forthcoming East Bank cultural institutions opposite London Aquatics Centre.

Bridgewater Triangle
Bridgewater Triangle will provide around 700 new homes, ground floor spaces for community use, learning, and commercial activities. The development will feature a vibrant children’s play loop, a revitalised riverfront, generous open spaces for greenery and recreation, and improved connections to the surrounding area.
This includes the reopening of the towpath, enhanced access to the Greenway, and a new bridge connecting Warton Road over the Waterworks River directly to the site—improving connectivity and accessibility for residents and visitors.

The London Legacy Development Corporation are bringing forward these developments with Ballymore to create new homes in a dynamic new heart of east London, creating opportunities for local people.

Howells will be designing Stratford Waterfront. They are a design studio with an approach rooted in the exploration of how places, buildings and things are made and how these can improve the lives of individuals and communities.

LDA Design will be designing the public realm for Stratford Waterfront and Bridgewater Triangle. They are a consultancy of urban designers, landscape architects and planners with a common purpose to make great places and shape the world for the better.


Ballymore is a leading international property developer who will be working with LLDC on a joint venture to deliver new homes and outstanding communities for Stratford.

Allies and Morrison will be designing the buildings for Bridgewater Triangle. They are an architecture and urbanism practice that seeks to strengthen and improve the places they create for the benefit of the communities who live and work in and around them.
make:good will be leading on engaging the community in these two projects. They are a design studio involving people in shaping neighbourhood change, and championing meaningful participation.


AECOM will be providing consulting and project management services for the development of both sites.
